Hospitality Construction Services Built Around Ownership Realities

We focus on a narrow set of hospitality scopes and execute them with the judgment of an owner-operator. Each service below is shaped by the same question: how does this decision affect the asset?

Service 01

Hotel Renovations

Guestroom and public-space renovations executed around an operating hotel, with phasing built to protect occupancy, brand deadlines, and the guest experience.

  • Guestroom and corridor renovations
  • Lobby, breakfast, and public-space scopes
  • Phasing to manage rooms out of order
  • Coordination with on-site operations

Service 02

PIP Renovations

Property Improvement Plan execution tied to brand-standard timelines, with scope read against the realities of operating labor, schedule pressure, and lender expectations.

  • Brand PIP scope interpretation
  • Sequencing to hold the compliance deadline
  • Budget decisions tied to asset value
  • Documentation for ownership and lenders

Service 03

Conversions & Reflags

Brand conversions and reflags where construction scope, brand standards, and opening strategy have to move together to hit a clean changeover.

  • Flag-to-flag conversion scopes
  • New brand-standard buildout
  • Opening-strategy-aware sequencing
  • Coordination with brand and operator

Service 04

Ground-Up Hospitality Construction

New hospitality construction approached with an owner's view of long-term operating cost, durability, and asset value — not just the lowest delivered price.

  • New-build hospitality projects
  • Owner-minded value engineering
  • Durability and operating-cost focus
  • Brand-standard new construction

Distressed Hotel Assets

Construction support for challenged hospitality assets.

For lenders, receivers, buyers, and owners working through PIP pressure, deferred maintenance, or repositioning, we provide construction scope review, renovation planning, phasing, and budget-range development.

How we work

A process built around the asset, not just the build.

  1. 01

Understand the asset and business objective

Before scope, we understand what the property is trying to become — a refinance, a sale, a reflag, a stabilized hold — and build toward that outcome.

  2. 02

Clarify scope, constraints, and operating impact

We pressure-test scope against occupancy, brand deadlines, labor, and the cost of rooms out of order before anyone mobilizes.

  3. 03

    Build a practical execution plan

Phasing, sequencing, and procurement planned around the operating hotel — not an empty box on a greenfield site.

  4. 04

    Execute with ownership visibility

Owners and stakeholders see budget, schedule, and field progress with the clarity they would expect from their own team.

  5. 05

Close out with the asset in mind

Punch, documentation, and brand sign-off handled so the property is ready to perform — and ready for the next inspection.

Project fit

Where we fit — and where we don't.

DHGC is best suited for meaningful hotel renovation, conversion, and capital improvement projects where ownership, operations, schedule, and brand standards all matter.

We are generally not the right fit for small maintenance work, handyman work, low-budget cosmetic refreshes, public-sector bidding, or commodity lowest-price procurement.
